Buyers Agent Services

Full Service 

 

Full Service includes locating suitable properties and attending the appraisal of up to 3 properties. Once a property has been selected, your agent will negotiate or attend the auction of your chosen properties.

 

The service allows for 3 properties to be appraised on site, arranging building and pest inspections, negotiations or auctions, liaising with solicitors until settlement.

 

Property Search 

 

Coleman and Co. Buyers Agent will conduct a search based on criteria given by you. Searches include liaising with local agents in your preferred property purchase location and searching property sales in your chosen location.

 

The service allows for a maximum of 3 property searches.

 

Once we locate a property that closely matches your criteria we will forward information to you for feedback and further instruction.

 

Digital Appraisal

 

A Digital Appraisal is an appraisal on a chosen property without physically attending the property, this involves conversations with the selling agent and generating a computerised price range for the chosen property based on information supplied by RP Data.   

 

You will be issued with a digital appraisal of the property which will include comparable properties in the area currently selling and sold comparable properties in the area.

 

On Site Appraisal 

 

On site appraisals include a digital appraisal as well as your buyer’s agent attending the property to appraise the value of the property based on the current market and the property itself.  

 

Negotiating 

 

Negotiating on your behalf with agents on properties you wish to purchase.  Whether we have conducted searches and appraisals for you, or you have chosen a property and would like a professional to negotiate on your behalf.

 

Negotiations can be overwhelming, Coleman and Co. can ease the stress and emotion of negotiations.  As the buyer you will guide your Buyers Agent to a preferred offer and a maximum offer.  Agents cannot exceed any of your offers without your prior consent, the benefit of having an agent guide you through the process of purchasing a property and negotiating purchase price is incomparable. 

 

Negotiating Success 

 

If Coleman and Co. Buyers Agent is successful in negotiating on your behalf and a contract is signed there is an additional fee payable.

 

Auction Attendance 

 

Similar to the negotiation process an agent will attend the Auction on your behalf and bid on your behalf.  You may choose to be present at the Auction or on phone or just give your price points and wait for the agent to inform you of the outcome.  

 

Auctions can be confusing, overwhelming and emotional, having an agent represent you can help you secure the property at the best possible price.

 

There is a travel fee for attending Auctions.  

 

Auction Success

 

If the buyer’s agent successfully bids at Auction on your behalf the success fee is then payable.

 

You should be aware that Auctions do not have a cooling off period and 10% of the successful bid is payable at the end of the Auction.

 

Travel Fee 

 

When Agents travel to properties or to meet with buyers there is a fee payable, travel fees are payable on the date or prior to the date of travel. 

 

Auctions, Appraisals and Negotiations usually have a travel fee.  Fees are per kilometer travelled.
